TOPOGRAPHY

The property is located approx. 15 miles Southeast of Concepcion, Texas. The ranch has approximately 6/10ths of a mile of frontage on County Road 236.

Gently rolling terrain with sandy loam soil. Absolutely perfect habitat for quail and hunting with dogs, as well as great deer and turkey hunting. Habitat includes motted brush, senderos and lanes, excellent nesting habitat, and plenty of forage. Brush includes mesquite, cactus, blackbrush, granjeno, guayacan, and other native brush species. There are some very large mesquite and hackberry trees on the ranch.

Cibolo Creek, a wet weather creek, bisects the ranch and provides excellent habitat for deer and turkey.


WILDLIFE

The property is a first class quail and dove hunting ranch with many deer and hogs. There are lots of turkeys! Bobcats, coyotes and hogs are also on the ranch and have been seen on the game cameras. Some very nice bucks have been seen on the ranch. More pictures to come.

Fence:
There is a new barbed wire fence on the North and West side, “King Ranch” style fence on the East and barbed wire in the South. All are in excellent condition.
Electricity:
Electricity is on the north side of the ranch.
Water:
There is one pond and two water troughs


WATER

This is an excellent area for shallow groundwater of very good quality. There is one water well on the ranch with a submersible pump. The well is located near the north side of the ranch and is thought to be about 400 feet deep. This well is used supplements the pond and two metal water troughs throughout the ranch. The water lines are underground. The well has a 1 ½ hp motor.
